Not sure which one applies?

A few properties that don't fit neatly into either category

If you run a business or own a home, the choice is obvious. It's properties like these that raise real questions.

Apartment blocks and strata common areas

Shared entries, lobbies and common-area glass are handled as Commercial, arranged directly with the owners corporation or managing agent, even though no individual owner is running a business. Individual apartments and units still fall under Residential.

Ground-floor shopfronts with apartments above

Common in inner Melbourne. Usually split by ownership rather than treated as one job: the shopfront is quoted as Commercial, the apartments above as Residential, unless it's all under one strata management, in which case we quote it as a single job.

Running a business from home

If it's just your own windows, that's Residential. If there's a dedicated client-facing space, like a home salon or studio with its own street-facing glass, let us know and we'll scope that part as Commercial.

None of these describe your property? Get in touch and we'll figure it out together.

Our methods

How we clean your windows

We match the method to the window, so every job gets a genuinely streak-free finish that lasts.

Exterior windows: pure water-fed pole system

Our water-fed pole system runs through sediment, carbon and deionised (DI) resin filters before the water ever reaches your glass, stripping out the dissolved minerals that cause spotting. With nothing left in the water to dry into a mark, the glass dries completely clean: no detergents, no chemicals, and a finish that holds up longer than a standard bucket-and-squeegee clean. It also means no ladders resting on gutters for second-storey or hard-to-reach glass.

Interior windows: squeegee and cloth method

Interior glass is cleaned with professional-grade squeegees and lint-free microfibre cloths, pane by pane, top to bottom. We lay drop sheets over floors and sills before we start, and we don't rush interior work: every pane is checked before we move on to the next.

Frames and sills

Window frames and sills are cleaned as part of every standard job, at no extra charge. If you'd like anything beyond the standard scope, like fly screens or window tracks, we'll flag it and quote it separately before we start, so you know exactly what you're paying for.

Scope

One-off or recurring, and what's covered

Schedule that suits you

A one-off clean, or a recurring schedule, whichever fits your property. Most commercial clients settle on a 4 or 8-weekly rhythm, while most homeowners book once or twice a year, though occasional maintenance schedules are available too.

What's included as standard

Interior and exterior glass where safely accessible, plus frames and sills, is included as standard on every job. Anything beyond that scope, like fly screens or window tracks, is flagged and quoted separately upfront, so there are no surprises on the invoice.

Ground-based, for safety and consistency

We work from the ground and use water-fed pole systems for windows above reach, rather than taking on roof access or rope access work. This keeps every job safe and consistent, and it's part of why we're fully insured for the work we do.

FAQs

Window cleaning FAQs

Do you do both residential and commercial window cleaning?

Yes, we service both. Commercial route work is our main focus, alongside residential cleans for houses, townhouses and apartment blocks.

What method do you use to clean windows?

Exterior glass is cleaned with a purified water-fed pole system, and interior glass with a traditional squeegee and lint-free cloth. We match the method to the window for a genuinely streak-free finish.

Are you insured?

Yes, Mint Window Cleaning is fully insured for residential and commercial work, giving you peace of mind on every job.

How much does window cleaning cost?

Pricing depends on the size of the property, number of storeys, access, and whether it's a one-off or recurring service. We provide clear, upfront pricing before any work begins, with no surprises.

Which suburbs do you service?

We service Melbourne and surrounding suburbs. Check our Service Areas page for the full list, or get in touch if you're unsure whether we cover your area.

Can I set up a recurring cleaning schedule?

Yes, recurring schedules are available and are especially popular with our commercial clients. One-off cleans are also available for both residential and commercial properties.

How often should windows actually be cleaned?

It depends on the property. Commercial premises with street-facing glass usually look best on a 4 or 8-weekly schedule, since dust and marks build up quickly on high-visibility frontage. Homeowners typically book once or twice a year, or around specific events like a renovation or sale.

Is it worth hiring a professional instead of doing it yourself?

For ground-floor, easily reached glass, a DIY clean can hold you over. Professional cleaning tends to be worth it once you factor in second-storey or hard-to-reach glass, the time it takes to do properly, and a genuinely streak-free, spot-free finish that a standard bucket and squeegee struggles to match.

Do you clean high or hard-to-reach windows?

Yes, using our water-fed pole system, which safely reaches second-storey and other elevated glass from the ground. We don't take on roof access or rope access work, as part of keeping every job safe and within our insurance.
